About these numbers

Everything here is an estimate for planning, not a Loan Estimate, a pre-approval, a commitment to lend, or a rate lock. Figures assume a fixed interest rate for the full term. Property taxes, homeowners insurance, mortgage insurance, and HOA dues are estimates and will be replaced by the actual amounts set by the county assessor, your insurance carrier, and the association.

Conventional mortgage insurance is priced by the MI company using your credit score, loan-to-value, loan term, and occupancy, so it isn’t something a calculator can estimate honestly. When your down payment is under 20% on a conventional loan, this calculator leaves it out and tells you so — ask me and I’ll get you a real quote.
